What happens during a professional mold inspection? Our assessment process is different from most other inspectors and the key is our attention to detail and the thoroughness of our investigation. While locating mold growth is an important part of the inspection, our process goes further by identifying the moisture sources, air pathways, and environmental conditions that may be allowing mold to develop or spread throughout a home or business.
Exterior Moisture Intrusion and Drainage Inspection

We begin with a thorough exterior inspection, evaluating grading, drainage, and potential water intrusion points around the home.

Mold Detection Dog Inspection

We partner with Hope the Mold Dog to add another layer of capability when investigating potential hidden mold contamination. With a sense of smell estimated to be 10,000 to 100,000 times more sensitive than a human’s, she can help identify concealed areas of mold growth that may not be visible during a traditional inspection.

Hope is especially valuable in new or recently remodeled homes or in situations where there is little known history of water damage but concerns about mold remain.

Any alerts from Hope are carefully validated through further inspection and testing, helping ensure our customers receive clear findings and informed recommendations for next steps.
Interior Inspection and Moisture Indicators

We conduct a comprehensive investigation of every safely accessible area of the home, carefully evaluating conditions that may contribute to mold growth or moisture problems. Depending on the size and complexity of the property, inspections typically take between 4 and 7 hours to complete.

Rather than relying solely on air samples our goal is to locate the source of contamination whenever possible. Research has shown that open-air sampling can frequently produce false negatives in contaminated environments, which is why our approach focuses first on identifying likely sources and then using targeted testing methods when appropriate.

In many cases we are called in after a previous inspection did not fully identify the source of the issue. Our goal is to provide a thorough investigation the first time, helping homeowners and businesses avoid the cost and frustration of incomplete or multiple inspections.

Home Safe Mold Inspectors places a strong emphasis on the building science of the homes we evaluate.

While identifying mold and contamination is a primary goal of every inspection, it is equally important to understand how air moves throughout the home, as this can determine where contamination may be spreading.

Evaluating these airflow pathways also helps assess potential exposure from identified sources, allowing clients to prioritize remediation in phases if needed to help our customers manage their budget.
Mold Testing & Environmental Sampling

Sampling is done after a whole home investigation of all areas to create a strategic testing plan. We communicate the recommended sampling directly to the client to obtain mutual agreement and ensure they are not caught off guard with unexpected expenses.. Sample results generally take from 2 to 7 days to get back depending on the type of testing.

Post-Inspection Walkthrough and Findings Review

After each inspection, we review our findings with the client. Due to the depth of our investigative process, we typically have about 90% of the remediation direction identified while waiting for sample results to confirm any remaining questions.

This gives our clients a clear understanding of next steps. From experience, we know that uncertainty about what to do next can be one of the most stressful parts of a mold situation.
Mold Inspection Report and Remediation Recommendations

At Home Safe Mold Inspectors, we understand that many clients simply want a clear plan to restore their home to a safe and healthy environment for their families.

Our reports provide detailed findings, sample results, and clear remediation recommendations, along with an ordered action plan to guide next steps and help prevent recontamination.

Clients also receive all inspection photos along with preventative observations identified during the inspection.
Inspector Safety and Protective Equipment

Our safety and protection are a top priority during every inspection. Because our goal is to locate and directly investigate potential mold contamination, we must be prepared for both expected and unexpected conditions.

Regardless of how new, clean, large, or small a home may be, you can expect us to wear protective equipment, including protective clothing, gloves, respirators or PAPR systems, and eye protection.
​
Mold exposure can occur through inhalation, ingestion, and dermal contact, so we take these precautions seriously while onsite.
Specialized Inspection Equipment

We utilize professional investigative equipment during our inspections including infrared cameras, multiple moisture meters, borescopes, hygrometers, psychrometric meters, smoke pens, spore trap air pumps, and one of the most important tools of all our flashlight.

In addition, we use a variety of general tools that support a slightly invasive investigative approach when needed.

Our multi-hour inspections allow us to maximize the effectiveness of these tools while applying strategic techniques developed through numerous inspections and extensive training.
