DIY Mold Inspection
What do I look for when I don't have all the equipment?

Equipment
A flashlight can be one of the most effective tools when inspecting. Learning to skim from the side can highlight hidden signs of water damage.

Baseboards
Look at the baseboards around your home. Signs of separation from sheetrock, peeling paint, discoloration, or signs of buildup from behind the baseboard can signal a bigger issue.

Sheetrock
Look for signs of discoloration, bubbling, cracking, and warping of sheetrock. Using your flashlight to "skim" the walls and ceilings can help see damage you might otherwise not see.

Sinks
Clear out all items underneath sinks and look for signs of swelling, discoloration, apparent buildup, and deterioration.

Showers and Tubs
Check the shower for signs of grout or tile deterioration as well as signs of discoloration or apparent growth in the grout. Check around tub for signs of discoloration or buildup from potential moisture.

HVAC
Check your air registers for signs of dust or buildup on or around the register. Look on the air handler for signs of condensation and potential microbial growth on surfaces or pipes. Check for musty smells when system is running.

Flooring
Check your floors for signs of buckling, warping, discoloration, soft spots, or cracking. This can be a sign of a moisture issue that needs further investigation. Use the skimming technique with your flashlight.

Humidity
Place table top hygrometers in various areas of your home to monitor relative humidity (RH). Target is 30% to 50% RH with condensation rick increasing at 60%, and microbial/bacterial growth risk happening at 70% to 75% RH.
