FAQ's

What does the initial consultation consist of to start the process with Home Safe Mold Inspectors and why is it important?  The initial consultation is one of the most important steps in the process. and is usually a 30 to 60 minute phone call.  This is where we get an understanding of the vital property details, history of the property, health concerns of occupants, and what our customer wants to achieve through the process.  This allows us to put the right type of inspection plan together with our customer to ensure we give them a clear path forward after the inspection is complete.

What does an inspection with Home Safe Mold Inspectors consist of?  We take an in-depth investigative approach to our inspections.  We do not believe in just walking into a home and running open air samples in the middle of rooms.  Moisture in a home can be unpredictable so we take a unique approach to every home executing a deep investigative style inspection from outside to inside, top to bottom of every home.  We do not skip the attic and crawlspace!  Our inspections regularly last 4 to 8 hours depending on the complexity of the property and situation.

Do I receive a report after my inspection?  You will receive a very detailed report following the investigative inspection.  This will include all findings, pictures, lab results, remediation protocols, and an outlined action plan.  Our goal with our reporting structure is to remove the guesswork and stress of wondering what to do next, and give a strategic plan that can be executed at the right time by the right professionals.  We want to remove unnecessary fear and indecision that we unfortunately see too many customers face after discovering a mold issue in their home by relying on internet searches or unqualified inspectors.

Is black mold more dangerous than other types of mold? The term “black mold” often refers to Stachybotrys, but color alone does not determine toxicity. Many molds can appear dark, and health reactions depend on individual sensitivity and exposure levels. In addition, mold can present itself in many different colors that can produce mycotoxins and present negative health effects to humans. Rather than focusing on color, a professional mold inspection evaluates moisture sources, growth conditions, and overall indoor air quality.

What humidity level causes mold growth in a home?  Mold growth becomes more likely when indoor relative humidity remains above 60% for extended periods. In the summer the humidity can easily exceed this level, especially in homes with crawlspace or attic ventilation issues. Maintaining indoor humidity between 30% and 50% significantly reduces mold risk.

Do you use a mold dog for detection on your inspections?  We do often partner with Hope the Mold Dog to provide an additional layer of detection services.  We execute a full inspection of the home but include the additional concern areas mapped out by Hope and validate the findings.  This can be a very valuable service for new and remodeled homes, as well as homes in which the owner doesn't have many known areas of previous water intrusion but expects there could be broader issues. 

Can a crawlspace cause mold inside the home?  Absolutely. Many homes have vented crawlspaces that experience high humidity, especially during the summer. Moisture and contamination from the crawlspace can migrate upward into the living space through the stack effect, contributing to elevated indoor humidity and mold growth.  This can happen through gaps and penetrations between the crawlspace and licing space that allows air exchange during times of changing pressures in the home.  Proper crawlspace encapsulation and moisture control are critical for long-term prevention.
